9.5 Building Design: The design of the improvements shall reflect the current architectural <br />style of the college campus. <br />9.6 Building Materials: Primary exterior building materials shall reflect the current <br />architectural style of the COLLEGE campus. The mix of materials for the building shall <br />be reviewed and approved by the Development Review Committee prior to issuance of <br />any building permits. <br />9.7 On-Site Parking Requirements: On-site parking within the City of Roseville shall meet <br />a ratio equal to or greater than 1 space per each 3 students based upon building capacity. <br />The current number of on-site parking spaces within the Roseville portion of the <br />Northwestern Campus is 749. It is anticipated that improvements such as the parking <br />deck structure, dormitory, and fieldhouse, will add 500 parking spaces. <br />9.8 Sereening Requirements: All new and/or improved PHASES shall be screened in a <br />manner generally consistent with that shown on Exhibit C. A landscape plan must be <br />submitted, reviewed, and approved by the Development Review Committee. <br />10.0 OVERALL DEVELOPMENT CONDITIONS: <br />10.1 Development Review Committee (DRC). Each proposed phase shall be reviewed by <br />the DRC for consistency with this AGREEMENT and traffic mitigation requirements as <br />well as other applicable City Code requirements, prior to the submission for a building <br />permit. <br />10.2 Mitigation of Impacts on Adjacent Residential Uses. The CITY and COLLEGE agree <br />that there are potential impacts created with the growth of a COLLEGE campus in close <br />proximity to residential uses. Therefore, the following mitigation techniques shall be <br />applied to each of the phases: <br />a. HVAC Units. All HVAC, mechanical, and energy support system units shall be <br />wall mounted or, if roof top mounted, strategically placed so that the unit is 100°/o <br />screened from view by off campus residences. This method of placement may <br />require that flat roof structure require additional parapet height in order to provide <br />this requisite screening. Should the design of the structure necessitate the need for <br />a ground or multiple ground mounted units, all shall be 100% screened from view <br />by off-campus residences. For the purpose of this AGREEMENT, screening shall <br />consist of a decorative wood or masonry fence or a mixture of deciduous and <br />coniferous shrubs. <br />b. Signage. Any new or revised free standing or directional signage shall meet the <br />requirements of Section 1009 (Sign Regulations) of the Roseville Gity Code. <br />0 <br />
