c. Lighting. All parking lot lighting shall meet the requirements of Section 1010.12 <br />of the Roseville City Code. However, where possible, parking lot lighting shall <br />be pedestrian friendly (lower pole standards) and designed in a manner to <br />eliminate potential conflicts with residential property owners. <br />10.3 Leadership in Energy and Environmental Design (LEED) Standards. The project <br />will be constructed in such a way that utilizes as many LEED design standards as the <br />COLLEGE deems possible. <br />10.4 Tree Preservation. A tree preservation plan shall accompany the grading plan for any <br />phase. This tree preservation plan shall identify all trees 8 inches in diameter or greater on <br />the redevelopment property. A preservation plan shall be created and implemented that <br />protects all trees determined to be preserved. <br />10.5 Site Landscaping: The COLLEGE must submit a landscape plan for each phase to the <br />City for review and approval by the DRC prior to the issuance of a building permit. The <br />landscape plan shall include screening (plants and/or berm) of all new parking lots which <br />are adjacent to public rights-of-way or residential properties to a height of 30 inches <br />above the parking lot curb height. All landscape areas must be irrigated. All mulch must <br />be wood (no rock mulching is allowed). The final landscape plan must be prepared by a <br />state registered landscape architect per Section 1010 of the City Code. <br />10.6 Trash Handling: All trash and recyclables shall comply with the requirements of <br />Section 1010.11 B of the Roseville City Code. Hours of pick-up are limited to 7 a.m. to 6 <br />p.m. Monday through Saturday. <br />10.7 Anticipated Development Schedule. The anticipated development schedule for the <br />PHASED improvements is identified in (Exhibit B) <br />10.8 Storm Water Management. The COLLEGE shall be required to conform and <br />implement the following as a part of its storm water management plan for this <br />development: <br />a. Each development phase must meet the storm water regulatory standards in place <br />at the time of building permit application. All stages of development should <br />recognize the others to ensure that a comprehensive storm water management plan <br />is constructed for the site. <br />b. Site impervious coverage should be consistent with the provisions of the City <br />Shoreland Ordinance. <br />c. The College will provide additional information regarding existing cast iron pipes <br />that lead from the pumphouse to Lake Johanna (in Arden Hills section of <br />property). <br />7 <br />
