Fi"t ?F.AF if _r';iY CCiMPAv'r
Memorandum
To: Alex Hall, United Properties
From: Mike Spack, P.E.
Date: 5/29/2007

Re: Traffic Generation for Proposed Applewood Pointe - Roseville. MN
United Properties is proposing a 93 unit, senior co-operative development
(Applewood Pointe) east of Cleveland Avenue and south of Brenner Avenue in
Roseville, MN. The development will have primary access on the west side of the
development from a proposed driveway on Cleveland Avenue. Secondary access
will be provided on the southeast portion of the development through the existing
industrial development immediately south of the proposed development. The
purpose of this memo is to determine if there will be any negative traffic impacts
caused by this development.
A trip generation analysis was performed for the site based on the methods and
rates published in the !TE Trip Generation Manual, 7`h Edition, which is a
compilation of traffic data from existing developments. The results are shown in
Table 1.
Table 1— Vehicies EnterinqlExitinq Pro
ITE Land (
Use Code Description
ed Develo ment
Daify AM Peak PM Peak
Tri s Haur Tri s Hour Tri s
In Out In Out In Out
252 Attached Senior Adult Housing 162 I 162 3 I 4 I 6
I (93 dwellinq units)
Approximately 160 vehicles will enter and exit the site over the course of a typical
day. The data for senior housing in the ITE Trip Generation Manua! shows little
traffic is generated in the morning and evening rush hours. The traffic generated
by the proposed development is low enough that it will not negatively impact the
operations of the adjacent roadway network. No improvements are needed to
accommodate traffic from the development.
: " ` , *'a.,y' s'#%=3-`=.,—r1°',, ,m
`ti`1 .i: L-3 w-t .r,. _ t„-.s t ,:iF .: '.-.a-. ' 'a" - aE a .v ' 3 "+ _
: ;.
•• _ - , , .: ..
,-' ..c:.. ..-_ . ,: -.:. -'4s :-..... ..,..' .>' ? ... .i - _ s.`
.4'`:' f ' 'e , .
