Mr. John Stark i
March 29 200"
Page :
i
postly to the City in terms ofthe lan Uiiiu'y at tis ucation. Further, it would be very
ursuE ., , .... .. , , - _
d that they would need to acquire. If the goal of the
City and the Parks and Recreation Commission is access to the park, then we should be
focusing on the most "practical" access, not simply a plan that was put together many
years ago, certain aspects of which may no longer be applicable.
Our concern at this point is timing. As we have discussed, our Purchase Agreement
requires us to have all of our City approval related Due Diligence completed by the end
of June. It was our intent to pursue the attached plan with twin homes and no park
access at the May 2"d Planning Commission meeting, moving on to the City Council later
that month. This would give us a month to make any changes required by the City and
still make our required Due Diligence date. If the City truly wants to pursue acquiring the
land needed to follow the Langton Lake Park Master Plan, then we really need to
understand that now so we can stop incurring costs on a plan that is no longer feasible.
At this point, we are simply asking again for direction from the City on how we are to
proceed based on our required timeline and the City's decision regarding park access.
The Applewood Pointe Community that we previously built in Roseville has been a
tremendous success — both for United Properties and the City of Roseville. There is
certainly a need for additional independent senior living in this area, and we are excited
about developing a second phase on this site. We have enjoyed a very productive
relationship with the City and are confident that we will find a solution to this issue that
works for both parties. I look forward to hearing from you.
Sincerely,

Alex Hall
Vice President
Development
C: Brian Carey
Mark Nelson
Thomas Paschke
Enclosures
AH/bls
