� � Page 1 of 1 <br />Honorable Mayor Klausing and Roseville City Council Members, <br />This evening, you will be presented with the following request: Planned Unit Development and Rezoning of <br />3010 Cleveland Avenue for United Properties. We respectfully encourage you to follow along with the <br />recommendation of the Planning Commission and deny the request for rezoning and development of this <br />property. <br />Many concerns of the neighboring property owners and extended neighborhood have been previously voiced <br />at the Planning Commission meeting held on June 6, 2007. We would like to reiterate some issues important <br />to us. Though we have many concerns about the redevelopment of the property in question, our primary <br />issues are: <br />1) Current zoning vs. proposed zoning: The property in question is currently zoned R-1 (Single-Family <br />Residential). The proposal requires that this property be rezoned B-6 (Mixed Use Business Park). This <br />change is quite drastic. The rezoning of the property to allow for such uses as office, retail, or high-density <br />residential is not an appropriate match with the current zoning of surrounding properties. <br />2) Size and proximity of the proposed structure in comparison to the existing single-family homes: As <br />previously demonstrated by Mr. Sangwon Suh's shadow study (presented at the June 6 Planning Commission <br />meeting), the size of the proposed building is quite massive in relation to the adjacent single-family homes. <br />The proximity also raises concerns regarding privacy and loss of direct sunlight. The opinion of the <br />neighborhood is that such a structure is not an appropriate fit to the existing neighborhood. <br />3) Addition of a road providing access to Langton Lake Park: The proposed road access to the park would be <br />located extremely close to all properties on the south side of Brenner Avenue. The potential traffic this road <br />could generate raises serious concerns regarding safety and privacy around our existing homes. Additionally, <br />if the current existing access to the park (located a few hundred feet south of this property) is ever removed, <br />the traffic on the proposed road would greatly increase. <br />A development of this size does not belong, nor does it tit with the existing neighborhood, which is primarily <br />single-family housing (zoned R-1 & R-2). In addition, the proposed development does not provide for an <br />adequate transition to what likely will be further development to the south, commonly know as the Twin <br />Lakes Redevelopment Area.
