I believe everyone was surprised by the plat <br />timing/expiration issue as I was told that this has never corne up in the past, but am <br />confident that we will be able to get this resolved and build a much needed community <br />that will be a real success for the city. <br />A number of months had gone by since we received approval of the general concept plan <br />last year, and I thought it important to touch on a few points that we had addressed at that <br />time. We had not come prepared on Monday to talk about shadows and visual impacts <br />since we had had those discussions last year and had produced modeling to counter <br />several of the key elements raised in the neighbors presentation. Rather that revisit the <br />issue in detail, I would like to point out the following: <br />The height of the building from ground to the upper edge before the roofline begins to <br />slope toward the peak was misrepresented by almost 20'. This significantly changes the <br />shadow calculations as we demonstrated last year. <br />The solar access is considered "blocked" according to last Monday's presentation when <br />a shadow crosses the property line--not when the shadow actually hits the home. This <br />creates an an exaggerated "blocked" percentage that is not a fair representation of the <br />actual impact. <br />We demonstrated that for the majority of the year, there was no impact. Only in portions <br />of the winter months when the sun is very low on the horizon--early in the morning, are <br />there impacts and this assumes that the trees to the south are not there which by <br />themselves block or at least significantly filter the light. This is not the time of year when <br />people are outside for hours and the winter sun does not produce enough radiation to <br />stimulate the vitamin D production referenced in the presentation. This info is readily <br />available on the internet. <br />The presentation ignored the shadow impacts of their homes on their neighbors. No <br />z <br />
