matter how low the structure,en the sun begins to rise, therean be an impact.
The presentation on Monday would lead you to believe that the existing trees to the south
of the Brenner homes have little impact on blocking the sun and creating shadows.
Although these trees are not of great quality, they are certainly 30-40' high right to the
existing north property line. These trees are 140' closer to their homes than our building
so the idea that these trees have not been as much if not more of an impact in terrns of
shadows than our future building, doesn't seem plausible. These trees have been there for
years, as have the resulting shadows during the early mornings and winter months. We
have paths throughout our site, and I would invite you to walk the site and draw your own
conclusions.
We currently have 86 seniors on our reservation list for this community. A significant
number of these are Roseville residents. Current demographic trends indicate the number
of seniors 65 and older skyrocketing by almost 40 million people nationally from 2010 thru
2025. In Minnesota household growth between 2000 and 2025 will decline for the age
bracket under 54 and increase almost 80% for households 55 thru 75. We had a market
study done for senior cooperative housing in Roseville this past January indicating
significant current demand for our product which will increase by approximately 50% by
2012. Our first Applewood Pointe community in Roseville has been a tremendous
success--for the city, United Properties and the senior community. It is 100% occupied
with a waiting list. Our proposed project at Langton Lake will be an attractive addition
providing not only needed senior housing which will ultimately free up existing housing
stock, but also create a much needed e ntrance and connection road to the park.
Again, I would encourage any of you to visit our website Applewoodpointe.com and drive
out to these sites to see how attractive and well maintained these communities are.
Thank you for your time, and I look forward to resolving the plat issue.
A1ex Hall
United Properties
952 820-8725
Additional Information:
Form submitted on: 8/27/2008 3:16:09 PM
Submitted from IP Address: 216.161.23.1
