, •

 P R 0 P'fi "_.
September 8, 2010
Patrick Trudgeon, AICP
Community Development Director
City of Roseville
2660 Civic Center Drive
Roseville, MN 55113
RE: Applewood Pointe at Langton Lake
VIA MESSENGER
Dear Pat:
C
I have attached an updated plat for Phase I of our Langton Lake senior coop project. As you will note, I
did have the surveyor add back the unit decks as well as the common area deck on the south side of the
building. This should now pretty much match the previous plat and hopefully reduce or eliminate
potential questions. As we discussed, the other major change is shifting the surface parking slightly to
the west to allow for more green area on the northeast half of the building. If you will note on the
previous plat, we were only indicating a small circular pond in this area, we now have added more green
space and have included a patio adjacent to the pond/fountain, and a small putting green similar to the
putting green we installed at the original Applewood Pointe of Roseville cooperative. We are indicating
30 surface stalls which will put us well beyond a ratio of 1.5 per home given the fact that we currently
have 50 underground stalls for the 48 homes in the Phase I building. As we discussed, when Phase II is
added, that surface lot will be extended west per the original plan to give us an adequate number of
surface stalls. It should also be noted that we have in no way changed the exterior materials of the
building, and have in fact upgraded the elevations with the use of more stone or brick at the front
entrance. Updated renderings should be available later this week, and I will forward these to you when
received.
I have also attached completed Preliminary and Final Plat Applications. I have requested a check
reflecting the application fees in the amount of $1,000. I should have this check later this week and will
messenger it to you by early next week. Finally, I have on my calendar the Planning Commission
meeting on October 6th and the City Council meeting on October 11`h. I am assuming I will be on the
agenda for both of those meetings. As always, your help during this process is greatly appreciated.
Please let me know if you have any questions, comments or requested changes.
Sincerely,

Alex Hall
Vice President
Development
Enclosures
AH/bls
