If you look at it, it is easy to see that something odd happened when they added some <br />patches of parking on the south side, when they have a large lot on the north side. This <br />is the city's chance to move forward the development of the intersection, bringing the <br />property into compliance and taking Autumn Street out of play. As you say in your review <br />document, ideally this would be done in concert with the building to the North (1110 <br />Roselawn), which tends to suggests that you would contemplate that all traffic in this <br />business district should come from Lexington and Roselawn only (as with the large PUD <br />across the street). <br />I apologize if I went on a bit on the phone--you gave every appearance of being very good <br />at listening to concerned neighbors, so thank you. I would much prefer that this get <br />resolvd satisfactorily at an early stage. In the neighborhood many would be happy if <br />there were a coffee shop or deli of a Class I Restaurant nature. But a B-lb zone includes <br />so much more (including Class II Fast Food with Drive Through by a CUP) that would be <br />inappropriate for this border property, we may have to oppose the rezoning to prevent the <br />more damaging possibilities that may emerge if this business fails.
