If the existing house on Parcel B is demolished in the future, any <br />2 redevelopment of the property shall comply with the requirements of the <br />3 City Code at that time. <br />4 6.2 Based on the comments and findings outlined in Sections 4 and 5 of this report, Planning <br />5 Division staff supports the recommendation of the Planning Commission to approve the <br />6 requested MINOR SUBDIVISION to allow the creation of two new substandard parcels <br />7 from the existing property at 1754 Alta Vista Drive, pursuant to the above variances and <br />8 subject to the following conditions: <br />9 a. Private utility easements must be dedicated to ensure that both parcels have the <br />� o necessary access to sewer and water. Payment of the $1,500 Metro Area Sewer <br />11 Availability Charge must be made as required upon the issuance of a building <br />12 <br />13 b. <br />14 <br />15 C. <br />16 <br />permit for new construction on Parcel A; <br />Drainage easements consistent with Code requirements must be dedicated on <br />Parcel A; <br />Within thirty (30) days after approval by the City Council, the applicant shall <br />supply the final survey to the Community Development Director for review and <br />17 approval to ensure that the subdivision is consistent with the intent of the <br />18 approval. The final survey must show the required easements and resolve the <br />19 outstanding question of the size of the existing property (any additional, verified <br />20 land area may be allocated to one or both of the proposed new parcels at the <br />21 <br />22 <br />23 <br />24 <br />property owner's discretion); <br />d. Within thirty (30) days after approval by the City Council, the applicant shall <br />submit to the Community Development Director a letter from Ramsey County in <br />support of a new residential driveway accessing that portion of Dale Street; and <br />25 e. After completion of the review and approval of the final survey by the City <br />26 Manager, the survey shall be recorded by the applicant with the Ramsey County <br />27 Recorder within sixty (60) days. Failure to record the subdivision within sixty (60) <br />28 days shall nullify the approval of the subdivision.
