� � <br />Attachment F <br />MOTION <br />Member Bakeman moved, seconded by Member poherty to RECOMMEND APPROVAL of <br />the requested MINOR SUBDIVISION AND VARIANCES, that would allow the creation of the <br />proposed two (2) residential parcels for Curtis Brown, 1754 Alta Vista Drive, based on the <br />comments of Sections 4 and 5, and subject to the findings and conditions of Section 6 of <br />the project report dated November 7, 2007; amended to include an additional condition <br />that reads: "If the existing house on Parcel 8 is replaced, current building standards and <br />codes must be applied, including setback requirements." <br />FINDINGS OF FACT FOR APPROVAL: <br />1. Other parcels of similar or smaller size have existed in the immediate vicinity since <br />the area was platted in 1876; <br />2. Other parcels of similar or sma�ler size have been created with and without the <br />necessary variances since 1983; <br />3. This minor subdivision was approved in 1986, since which time the minimum lot size <br />and area requirements have not changed. <br />4. Conditions for setback and impervious surface will be according to standard R-1 City <br />Code requirements. <br />Commissioners were in agreement and clarified for the applicanYs benefit, that they would <br />not be supportive of any future variance requests for impervious surface coverage and/or <br />setbacks. <br />Ayes: 7 <br />Nays: 0 <br />Motion carried. <br />Chair Bakeman advised that the case was scheduled to be heard at the November 26, 2007 City <br />Council meeting. <br />
