This may happen at the initial <br />construction or in future. So we will be showing two expansion schemes. The first would likely be used if, at the time Twin Lakes is <br />constructed, a full access is available. That would be expansion along Cleveland. The second scheme, which will also be depicted <br />by using dashed lines, will be the extending of the long axis of the hotel resulting the the lobby end of the property being further <br />east. This would address the possibility of a higher room count and maintaining the Cleveland entrance. We would probably use <br />one or the other. <br />We do not have time prior to our required submission date to complete a market analysis update to determine if the larger room <br />count could be supported. At our last examination a room count of 115 - 130 was the recommended size range. However, as we <br />all well know, time changes everything and this isn't such a straight forward examination. Integral to the hotel's success was the <br />high probability of a restaurant being associated with the site. Our review of restaurant operators indicates that a restaurant to the <br />east of the hotel is not supportable without the rest of Twin Lakes area being developed. Without a restaurant a larger hotel (and <br />certainly the currently considered hotel size) may not perform to the level needed to justify the cost. These are very important <br />considerations that can not be properly examined in the remaining time. <br />Our optimism remains high, and even in the face of the rising site costs, we are hopeful of a positive value determination. We will <br />continue to move forward with our site plan and engineering to meet the deadline for the December 17th City Council meeting. <br />I wanted to write you this email so these references were not a complete surprise to you. I appreciate the prompt responses <br />you've provided and the hard work, long hours you and the rest of the Roseville staff are putting in this last minute adjustment.
