� • <br />1�� <br />� <br />December 3, 2007 <br />John Livingston <br />Cent Ventures <br />1660 Highway 100 South, Suite 500 <br />St. Louis Park, MN 55416 <br />RE: Concept PUD application <br />2700 Cleveland Avenue <br />Dear Mr. Livingston: <br />On Wednesday, November 21, we had a conference call with you regarding the PUD application <br />for 2700 Cleveland Avenue. During our conversation, we went over the contents of the email <br />that was sent to you on Monday, November 19th. The purpose of this letter is to document the <br />items that we discussed with you during this phone conversation. We have edited the items from <br />the email in an effort to provide clarity as well as to ensure they are consistent with our <br />discussions. Please let me know if you have any questions about these items. <br />The following site plan revisions should be shown on the site plan prior to the December City <br />Council approval: <br />• Right of way must be dedicated for all public streets. Including but not limited to Twin Lakes <br />Parkway (see official ROW map), and Mount Ridge Road (10 feet). This is already shown on <br />the site plan provided to us dated 11/8/07 <br />• The site plan shows the construction of a sidewalk along Cleveland Avenue as required by <br />City Code. As was discussed, this sidewalk needs to be at least 6 feet wide and 5 feet behind <br />the curb. The sidewalk as shown meets these requirements. However, the sidewalk does not <br />stay within the Cleveland Avenue right- of- way. As a result, we will need a sidewalk <br />easement dedicated along the westerly edge of the property. The easement should be at least <br />one foot wider than the sidewalk. This document will be required to be filed at the County <br />prior to building permits being issued for the site. <br />• No monument signs can be placed within the 30 foot sight triangle at each of the proposed <br />entrance/ exits. The monument signs must be at least 5 feet away from the edge of any <br />proposed sidewalk. <br />The following are conditions of approval that will be included in the final PUD agreement: <br />1. Consistent with the AUAR, the applicant must agree to fund a pro-rated share of the costs to <br />construct the traffic mitigation strategies and infrastructure improvements described in the <br />approved AUAR. Including but not limited to signals, intersection improvements, streets, <br />side�valks, watermain, sanitary sewer, and storm sewer.
