Based on the final site design (subject to conditions listed below�), the applicant shall <br />commit to constructing an entrance/exit onto Twin Lakes Parkway and/or Mount Ridge <br />Road within 6 months of the completion of the roadway at a point identified on the to-be <br />submitted revised site plan, which shall be reviewed and approved by the Planning <br />Division and Public Works Director <br />5. Because the property is required to be "replatted" from the existing four lots to one or <br />more lots, park dedication may be required consistent with State Statutes 462.358 and <br />§ 1103.07 of the Roseville City Code. The developer shall work with Park and Recreation <br />stall on having the requested land division be reviewed and considered by the Park and <br />Recreation Commission, prior to Final Development approval. <br />6. The applicant shall revise and provide engineered drawings pertaining to the grading, <br />drainage, and utility plans for this site. These plans should address integration into the <br />any future public infrastructure. <br />7. The provision of a detailed landscape plan consistent with the Design Principles and <br />Section 1010 (Design Standards) of the Roseville City Code. <br />8. All building materials being detailed and consistent with the Design Principles and <br />Section 1010 (Design Standards) of the Roseville City Code and the provision of detailed <br />elevation drawings for both the hotel and restaurant. <br />9. The provision of a lighting plan for the site and the building, which must meet the <br />requirements of Section 1010.12. <br />10. Site layout and design shall adhere to the design guidelines set forward in Section 1010 <br />of the Roseville City code and the Design Principles for the Twin Lakes Redevelopment <br />Area, including: <br />a. Checklist 1— Land Use Patterns: Commercial Visibility (3); Gateways <br />(5); and Dispersed Parking (9). <br />b. Checklist 2— Streets and Public Places (public realm): Walkability (1); <br />Range of Transportation Modes (4); and Trees (8). <br />c. Checklist 3— Frontages (semi-private realm): Frontages Will Support <br />Street life and Walkability (1); Minimized Setbacks (2); Streetwall (3); <br />Frontages On Every Fa�ade (4); No Blank Wall (5); and Service (6). <br />d. Checklist 4— Buildings (private realm): Durability (1); Adaptability (2); <br />
