� • <br />JS remarked that BN seemed to understand the issues and concerns about the site <br />and the current plan. <br />TP reiterated that setbacks are flexible and can be adjusted to achieve a"Main <br />Street" streetscape per design guidelines. <br />JL noted that the west hotel wall dimension shown on the current plan is the <br />minimum allowed by the brand. He also noted that the brand will not allow the <br />location of hotel entrance to be moved. He is willing to try and address those issues <br />with the brand but he has had no success with the brand to make alterations. <br />TP stated that the Twin Lakes Parkway access can be moved, keeping in mind the <br />intersections with Cleveland Ave. and Mount Ridge Road. <br />JS wondered if developer could better relate the restaurant to the hotel than how it is <br />presented on the current plan. BN noted that could be done by incorporating paving <br />details/walkways between hotel and restaurant buildings. <br />JL indicated that the brand wanted to see hotel entrance from the street. TH <br />remarked that it didn't seem like the product fits the site requirements/design <br />guidelines. <br />JS wondered about a way to incorporate shared parking as a way to decrease the <br />parking field. JL had a concern about providing sufficient parking for patrons of hotel <br />and restaurant. JS stated that a traffic study would determine appropriate <br />percentage of shared parking. JL stated that had retained Jim Benshoof as a traffic <br />consultant. <br />JL noted that the hotel brand will be an extended-stay property and that most patrons <br />will have cars. He noted that the city's parking requirements seem reasonable. JS <br />stated that the city can deviate from parking standards if shared parking is specified <br />in the PUD. <br />JL remarked that he can do a betterjob on the landscape plan. JS inquired about <br />open space vs. green space on the current plan. He requested that the developer <br />provide a sum total area for the green space. <br />JS also requested specifics related to the finish materials that will be used on the <br />hotel and restaurant buildings. He wondered if the developer would utilize high <br />quality materials such as brick and stone. JL replied that he would be agreeable to <br />using better materials and that the brand is flexible with exterior finishes. He noted <br />that there are costs involved, however. <br />TH wondered if the developer will be using compatible materials for both the hotel <br />and restaurant. JL replied that he would be open to that idea if the city prescribed <br />
