m � � • In addition to discussing the items contained in the April 27 letter, we also discussed the following issues: ■ Minnesota State law requires that a municipality review and act upon land-use approvals within 60-days of their receipt (assuming the application is found to be complete); but a municipality may extend that period up to 120-days (as we have per our April 27 letter) in order to seek further information or claritication. An environmental review (such as an EAW or AUAR) serves to "stay" the 120-day clock. ■ Roseville's Fire Department would prefer two access points onto the site; lacking two access points, the Fire Department would request that the driveway and primary internal drive lane be at least 32 feet in width. ■ The Fire Department has concerns regarding the connectivity of water mains and is seeking further discussion on ways to integrate the site's water mains inro a larger system. ■ The Fire Department also has concerns regarding the ability to turn left into the development in the case of an emergency; further discussion is needed on this point. ■ Roseville's Public Works Department is requesting that either a pedestrian sidewalk be constructed along Cleveland Avenue within the project boundaries or that you provide a "waiver" for future assessments for the purpose of City construction of the sidewalk. ■ The replatting of this site is subject to a Park Dedication Fee. This fee is administered by the Parks and Recreation Department and is established by the Parks and Recreation Commission. I hope that we were able to address your concerns at this meeting.
