-..
Attachment C
Variabies
1. alk-by traffic is more apt to stp in and pssibly shop - we wiil intst likely be losing much of this
element when and if we are able ta relacate to this address. VVe hape to gt sme walk-by customers hy
those residents vho live in the area.
2. Drive by trafic on Lexingtota Avenue is more apt to spot us, but not necessaril}° stop in at that time - they3
could be our future customers. This element is the most unpredictable of our estimates. The Lexington
Avenue address we want to occupy is on a fairly busy road, and this area could potentially increase the
quantity of customers that find us and begin to shop in our store.
Optimistically, the amount of lost business due to relocatian is offset by this increase in visibility from
drive-by traffic. The hope is that potential customers, during their normal traffic pattern, readily see The
Bookshop and when they have an opportunty, stop in. This relocation could also possibly help local
residents tind us for the first time, if they did not normally shop at Har Mar Mall. They wili have found us
because they live in the area and pass hy.
EST[11A7'ED CL STOtERS
After relacating, I would give an approximate guess that we continue to maintain our current quantity of
customers - about 30 per day. Keep in mind this is an average - our weekday hours are longer than our
weekend hours. Also, our hours of operation vill be reduced somewhat, campared to the mall hours e
must maintain at Har Mar. We expect that aur Monday through Friday hours ill be shorter: we should be
closing at 8:00 p. m. compazed to the 9:00 p. m. we currently maintain. Our Saturday and Sunday hours we
expect to stay the same. VVe also hope to grow over time. I would guess that our maximum potential
customers will probably never exceed a 0% increase - but as stated, this will be hard to guesstimate real
numbers. This maximum estimate would therefore probably never be more than 45 customers per day.
C: E : I E.
This concept wilt only be considered her we reach a point of camfort. w-ith The Baokshop running
smoath. The intent for this potentiai idea is to hate a small-t}pe coffee!lunchtgelato style cafe, that would
appeal to our bookstore custoners and the local residents. The t-e cf place that if you have scme extra
time and want t tal:e a break or possibly spend some time there visitin with friends. This volld be a
convenient local place for the neihborhaod.
ESTItATED Cl'STO:fERS
I think we would reach the same customers as aur bookstore and "guesstimate" that it would be of a similar
quantity : someu here around 30 customers a day with a potential maximum of 45 customers.
We are both excited and anxious about this ne direction for The Bookshop and appreciate all your assis-
tance. I hope this covers all the information Tou reguire, to make a decisian about the zoning.
