� <br />� <br />1 8.2 Final Utility Servicing Plan. The fnal utility servicing plan for the property must be <br />2 reviewed and approved by the Director of Public Works prior to any permits being issued for <br />3 the building remodeling or addition (Exhibit E). <br />4 8.3 Erosion Control. Before site grading and before any utility construction is commenced or <br />5 building permits are issued, an erosion control plan must be submitted for approval, and all <br />6 erosion control actions shall be implemented, inspected and approved by the CITY. <br />7 8.4 Clean Up. The DEVELOPER shall clean dirt and debris from streets that has resulted from <br />8 construction work by the DEVELOPER, its agents or assigns. The CITY will determine <br />9 whether it is necessary to take additional measures to clean dirt and debris from the streets. <br />1 C After 24 hours verbal notice to the developer, the CITY may complete or contract to <br />� � complete the clean up at the DEVELOPER'S expense. <br />12 8.5 Street Trees. CITY policy requires the planting of street trees in conjunction with <br />13 development or redevelopment throughout the community. The DEVELOPER shall install <br />14 street trees in accordance with the City's Street Tree Master Plan (as provided in the <br />15 landscape plan and approved by the CITY'S Landscape Architect) (Exhibit F). <br />16 8. 6 Pedestrian Walkways. CITY policy requires the installation and/or replacement of pedestrian <br />17 pathways (sidewalks), no less than six feet in width, within the public right-of-way in <br />18 conjunction with commercial development. The DEVELOPER shall install pedestrian <br />19 pathways (concrete sidewalk) along Lexington Avenue in accordance with city standards <br />20 (Exhibit D). <br />21 8.7 Roadway Easement. Ramsey County requires the CITY to obtain additional roadway <br />22 easement along certain County Roads for the purpose of future reconstruction needs. The <br />23 DEVELOPER is required to provide a roadway easement 14 feet in width the length of the <br />24 parcel. Said easement shall be reviewed and approved by the City Engineer and recorded <br />25 with the Ramsey County Recorder. <br />2G 9. PUD Standards/Conditions of Approval <br />27 To insure that the proposed development meets the CITY' S standards for the approval of a PUD, as <br />28 set forth in Section 1008 and1015 of the Roseville City Code, the Development shall also comply <br />29 with the following specific PUD standards: <br />30 9.1 General Development Standards. The certificate of survey, site development plan, landscape <br />3 � plan, grading and utility plan, building elevations, development schedule, and final land use <br />32 designations shall be part of the standards for development of the L.J. Olson Heritage LLC <br />33 PUD. <br />34 � 9.2 Permitted Uses��.
