"fhe Boakshop has <br />been in business here since I 981 and ��e primarily sell used hooks. Due to many chan�es in I-Iar Mar Mall, <br />most of the existing businesses will either ha��e to relocate or close perrnanently -���hich we see ���ith "!'J <br />ti1ax� and I�orth��-estern Baoks closing. So, we have been looking for a new homc and hope �°e ha�-e found <br />it in the location of 1940 I.,exington Avenue. V�'e have been in Roseville over 26 years, ��e like it here aiid <br />want to stay in the area. Ntany of aur customers are from the Roseville area, and it is c�n��e�iient for them <br />if ��-e continue our business here. <br />In the process of verifying the zoning for this address, we discovered that a bookstore was not specifically <br />listed as being an acceptable business in this location. I understand that a bookstore is not inconsistent with <br />�hat is admissable there, but not stated in the description #or a P. U. Our rztaTi hours <br />have been: Monday through I�riday - IU:00 a. m. to 9 p. m., Saturday - 10:00 a. m. to 6 p. m., and Sunday <br />- Noon ta 5:00 p. m. In ��ar Mar ;�1a11, we were open about 360 da3�s per year wifh shoriened l�aurs on <br />holidays, closed for 3 major holidays and occasionat snow da}�s. <br />«'c have averaged about 30 customers per da}' over the last 3 vears. Our regular customers reflect about <br />70% of aur sales. T'he remaining 30 % is walk-hy ai3d customers whp shop occasio»ally. ��Iith that <br />at�erage in mind - daily it translates to: 21 reguiars and 9 walk-by custamers. <br />
