Attachment C
ariables
1. 'alk-b- trafic is more apt to stp in and passibly shop -«e vill most likely be losing much of this
element «hen and if «e are able to relocate to this address. Vde hope to get some walk-by customers by
those residents vho li in the area.
2. Drive by trafic on I.exington flvenue is more apt to spot us, but not necessarily stp in at that tirne - they
could be our future customers. "I'his element is the most unpredictable of our estimates. I'he Lexington
Avenue address «e ant to occupy is on a fairly bus} road, and this area could potentially increase the
quantity af customers that find us and begin to shop in aur store.
Optimisticall}, the amount of lost business due to relocatian is offset by this increase in visibility from
drive-by traffic. "I'he hope is that potential customers, durin their normal trafic pattern, readily see "I'hc
Bookshp and hen thti• have an opportunty, stop in. "I'his relocaticn could also possibly help local
residents find us for the first time, if they did not nrmally shop at Har Mar Mall. They will have found us
because they live in the area and pass by.
ES7'111.A7'ED Cl'STOtER5
After relocating, Iuould give an approximate guess that e continue to maintain our current quantity of
customers - about 30 per day. Keep in mind this is an average - aur weekday hours are longer than our
weekend hours. Also, our hours of operation v-ill be reduced somewhat, compared to the mall hours we
must maintain at Iar 1ar. We expect that our'vlanday thraugh Friday hours will be shorter: e should be
closing at $:00 p. m. compared tc the 9:00 p. m. we currently maintain. Our Saturday and Sunday hours we
eapect to stay the sarne. VVe also hope to grow over time. I wou►d guess that aur maximum potential
customers «ill probabl never exceed a 0% increase - but as stated, this will be hard to guesstimate real
numbers. This maximum estimate ould therefore probahly never be more than 45 customers per day.
C',FC 1r:
Ihis concept mill onl 6e cosiereci tihen e reach aint f comfrt, •ith he I3ookshop running
smootl.
