U. D. To include: a Bookstore and the possibility of adding a small cafe. <br />To: Brian Lloyd, the Planning Commission Members, and the Roseville City Council <br />INTRODUCTION <br />My name is Melissa Olson and I own a business currently located in Har Mar Mall. The Bookshop has <br />been in business here since 1981 and we primarily sell used books. Due to many changes in Har Mar Mall, <br />most of the existing businesses will either have to relocate or close permanently - which we see with TJ <br />Maxx and Northwestern Books closing. So, we have been looking for a new home and hope we have found <br />it in the location of 1940 Lexington Avenue. We have been in Roseville over 26 years, we like it here and <br />want to stay in the area. Many of our customers are from the Roseville area, and it is convenient for them <br />if we continue our business here. <br />In the process of verifying the zoning for this address, we discovered that a bookstore was not specifically <br />listed as being an acceptable business in this location. I understand that a bookstore is not inconsistent with <br />what is admissable there, but not stated in the description for a P. U. D. <br />OUR PRIMARY GOAL / OIIR SECONDARY POSSIBILITY <br />1. To relocate my existing used bookstore, The Bookshop, from our current location in Har Mar Mall to <br />1940 Lexington Avenue. <br />2. We are considering as a long-term possible concept, to add a small cafe as a separate business to this <br />location. This is not our most important objective, but if things work out, it could be a fun complementary <br />business. <br />
