�..- .� <br />� <br />HAR MAR MALL LOCATION - OUR HISTORY <br />Our traffic in Har Mar Mall is influenced by: our regular customers and walk-by traffic. Our retail hours <br />have been: Monday through Friday - 10:00 a. m. to 9 p. m., Saturday - 10:00 a. m. to 6 p. m., and Sunday <br />- Noon to 5:00 p. m. In Har Mar Mall, we were open about 360 days per year with shortened hours on <br />holidays, closed for 3 major holidays and occasional snow days. <br />We have averaged about 30 customers per day over the last 3 years. Our regular customers reflect about <br />70% of our sales. The remaining 30 % is walk-by and customers who shop occasionally. With that <br />average in mind - daily it translates to: 21 regulars and 9 walk-by customers. <br />1940 LEXINGTON AVENUE LOCATION - OUR FUTURE <br />It is hard to estimate how much traffic we will have at 1940 Lexington Avenue. Hopefully, we will con- <br />tinue to maintain our regular customers, but it will be unavoidable that some will not realize that we have <br />moved and will not follow us to this new location. <br />Variables <br />1. Walk-by traffic is more apt to stop in and possibly shop - we will most likely be losing much of this <br />element when and if we are able to relocate to this address. We hope to get some walk-by customers by <br />those residents who live in the area. <br />2. Drive by traffic on Lexington Avenue is more apt to spot us, but not necessarily stop in at that time - they <br />could be our future customers. This element is the most unpredictable of our estimates. The Lexington <br />Avenue address we want to occupy is on a fairly busy road, and this area could potentially increase the <br />quantity of customers that find us and begin to shop in our store. <br />Optimistically, the amount of lost business due to relocation is offset by this increase in visibility from <br />drive-by traffic. The hope is that potential customers, during their normal traffic pattern, readily see The <br />Bookshop and when they have an opportunty, stop in. This relocation could also possibly help local <br />residents find us for the first time, if they did not normally shop at Har Mar Mall. They will have found us <br />because they live in the area and pass by. <br />ESTIMATED CUSTOMERS <br />After relocating, I would give an approximate guess that we continue to maintain our current quantity of <br />customers - about 30 per day. Keep in mind this is an average - our weekday hours are longer than our <br />weekend hours. Also, our hours of operation will be reduced somewhat, compared to the mall hours we <br />must maintain at Har Mar. We expect that our Monday through Friday hours will be shorter: we should be <br />closing at 8:00 p. m. compared to the 9:00 p. m. we currently maintain. Our Saturday and Sunday hours we <br />expect to stay the same. We also hope to grow over time. I would guess that our maximum potential <br />customers will probably never exceed a 50% increase - but as stated, this will be hard to guesstimate real <br />numbers. This maximum estimate would therefore probably never be more than 45 customers per day. <br />
