The proposed use is an appropriate use for the site and is compatible with <br />surrounding uses. <br />Health, Safety, General Welfare. There appears to be no impact on general public <br />health, safety, and welfare. <br />Comprehensive Plan. The use of the site as a church is compatible with the <br />Comprehensive Plan designation as a church. <br />STAFF FINDINGS: <br />Section 1013.01 outlines the process and standards for issuance of a conditional use <br />permit. In reviewing this request, staff has made the following findings: <br />a <br />L <br />c. <br />d. <br />e. <br />The use of the property as proposed will have little or no impact on traffic in the <br />area. <br />The use of the property as proposed will not have an impact on parks, streets and <br />other public facilities. <br />The use of the property as proposed will be compatible with contiguous <br />properties. <br />The use of the property as proposed will not have an adverse impact on the market <br />value of contiguous properties. <br />The use of the property as proposed will not have an adverse impact on the <br />general public health, safety and welfare. <br />f. The use of the property as proposed is consistent with the City of Roseville's <br />Comprehensive Plan and Title 10 of the City Code (Zoning), including the City's <br />design standards. <br />STAFF RECOMMENDATION: <br />6.1 Based on the findings outlined in Section 6 of this report, staff recommends approval of <br />the request for a CONDITIONAL USE PERMIT for King of Kings and a <br />media/classroom addition at 2330 Dale Street, subject to the following conditions: <br />A. The proposed media/classroom and storage addition shall be limited in size and <br />scope to the drawings submitted in support of the CONDITIONAL USE PERMIT <br />and dated June 6, 2007. <br />B. The media/classroom and storage addition shall be comprised of similar materials <br />to that of the existing structure and consistent with Section 1010 of the Roseville <br />City Code. <br />PF07-034_RCA_072307 Page 3 of 5 <br />
