cost savings to the City. One option we offered at the sketch plan phase of the <br />development contemplated a land exchange, but feedback at that time indicated that <br />option represented an uphill battle. Another alternative for the city would be to purchase <br />the area in which we currently show two twin homes in the northeast corner of the <br />property (lots 9 through 12). This could allow the City to come in off of Brenner Avenue <br />and cut directly east to the existing park. The cost of acquiring this portion of the site <br />would e approximately $250,000; the impact to the site would be much less; and the <br />neighbors to the north would still not receive any traffic increases from the units created <br />as part of our development. Again, we would assume the City would acquire this land (or <br />exchange for Park Dedication Fee waiver) and pursue access separately from our project <br />as we feel the neighbors would not support this option. <br />In summary, we thank you for your consideration of our proposed Planned Unit <br />Development. The Applewood Pointe Community that we previously built in Roseville <br />has been a tremendous success — both for United Properties and the City of Roseville. <br />There is certainly a need for additional independent senior living in this area, and we are <br />excited about developing a second phase on this site. We have enjoyed a very productive <br />relationship with the City, and we look forward to working with you to make this <br />neighborhood a win-win for everyone involved. <br />.-.. —., <br />
