Item # 6; <br />Item # 7 <br />Item # 9 <br />� � <br />The architects plan has us adding a portico over our doorway to protect <br />guests from the elements. The portico also gives the home some sense of <br />character and design. Currently the entryway seems a little like an <br />afterthought. <br />What we wanted was a space, protected from the elements, for our guests <br />as they enter our home. <br />We did look into making the entryway bigger inside the house. The house <br />is a split entry and we would have had to take a considerable amount of <br />living room area to accomplish the task, so we decided to go with the <br />outdoor portico. <br />b. The portico provides space out of the elements for guests entering the <br />home. Family room provides room for entertaining along with additional <br />garage space below for storage. Addition of master suite provides <br />additional bathroom. <br />Livability is greatly increased all around. <br />c. Currently the entryway stairs are along the front of the house and <br />settling because water runs down the sides between the house and stairs. <br />Portico covers stoop from rain and moving the stairs outward allows for <br />greater runoff area thus reducing erosion. <br />e. Calculations show this to be true. <br />f. Side and rear setbacks are within setback codes. <br />g. Currently the house looks like a big box with some stairs stuck on the <br />front. New portico gives the house some focus and the stairs come out <br />from the house in a gentle radius inviting visitors up to the door. <br />h. The entire house will get new siding, new windows, new roof and <br />matching/complementing garage door and entry door. <br />i. We told our architect we did not want to go overboard as far as size and <br />look of the house for the neighborhood. We believe his design succeeded <br />in this. <br />j. Addition of garage space below family room provides more off <br />street/driveway parking along with additional storage space <br />k. Roof and gutters were designed with this in mind. <br />
