1',

14 May 2007
William and Louise Loomis
1410 Judith Avenue
Roseville, MN 55113
RE: Variance approval
Dear Mr. and Mrs. Loomis,
•
As you know, at their meeting of May 2, 2007, the Variance Board approved your requested
variances to the requirements for the front yard setback and the overall impervious coverage on a
residential property; now that the appeal period has lapsed as of noon today, the variances
become effective.
As a condition of approval of the variance for 250 square feet of impervious coverage beyond
what the City Code allows, you must take measures to prevent excess rain water from running
off of the property. Depending of the soil types and slopes on your property, such storm water
control measures may be as simple as installing rain gutters and directing the downspouts into
the yard, or you may be required to install and maintain a"rain garden" to collect and infiltrate
excess rain water into the soil. If you haven't already contacted Deb Bloom, the City Engineer
(651-792-7042), please do; she can help you determine how to satisfy this condition of your
variance approval. The Certificate of Occupancy for your new addition can not be issued until
your plan to mitigate excess storm water runoff has been approved by the City Engineer.
Should you have any questions or comments, please do not hesitate to call me at 651-792-7073.
and enjoy your new additions!
Sincerely,
CITY OF ROSEVILLE
r
__ / rm_ I",A
Bryai Lloyd
Associate Planner
Copies:
Gerry Proulx
Deb Bloom
City of Roseville Community Development Department
2660 Civic Center Drive : Roseville, Minnesota 55113
651-792-7005 •:• TDD 651-792-7399 •:• www.ci.roseville.mn.us
