Attached is their repoirt on this <br />situation. You will see irom Wenck`s report that during 8.� hours of data collection, <br />during the busiest times of the day, they witnessed 233 U-tui�ls at the Target Intersection. <br />Less than half of these U-turns (103} ��-ere made by caz•s leaving Har Mac. Not one <br />vehicle had to stop or back up to complete the U-turn. Again, this controlled i�ltersection <br />does not allow traffic exiting Ha� �ar to interact with this U-turn traffic. Therefore, the <br />small increase in traffic our redevelopment will Uring to the controlled intersection ��-i11 <br />have no affect whatsoever on the situation. <br />As you have heard fi•om us at tl�e September City Council Meetin�, our Anchor Tenant <br />leases do not give us the ability to change the entrances or the exits to the Center. T'his <br />change to our entrance would give certain tenants the right to tet7ninate their tease and <br />would cause the Landlord to breacll other leases. Por these reasons, we cannot do this <br />Outlot Redevelopment at the risk of losing Anchor Tenant Rent and/or Anchor Tenants. <br />The condition imposed by the Planning Commissioil of having to close the right-out exit <br />at the western e�;it on to Couaity Road B will unfortunately kill this redevelopment project <br />and all the additional property improvements associated with it. <br />At your convenience, I would like to discuss this pi•oject with you. We will not be able to <br />proceed with this redevelopment of the Firestone Outlot if we have to close our wcstern <br />e�it (right-out) to County Road B.
