I have included a <br />copy of a conce�tual drawing showing what the t�uilding will look like. As you can see the new building will <br />t�e a huge improvement compared to the e�:istinQ Firestone Buildiu� with lots of new landscapinQ aild it will be <br />loeated adjaceilt to Gounty Ro�d B to be inore �edestrian frienclly. In acldition to the new buildin�, we will add <br />an underground stonli water retention system, improve the parking lot litrhtinb iu o�ir east parking lot, improve <br />the landscaping, alid install additional fencing on our east border to better screen the neighborhood. <br />As you know, we are scheduled to present this to you on Monday, January 14`�'. For tiis to proceed with this <br />project and all the related improvements to the property, we will need you to approve it without the condition <br />of closing our right-out exit on to County Road B. In December, I sent to you additional traffic study <br />information documentina the occurrence of the item of concern by City Staff, which is the occurrence of <br />drivers backing up while perforniing U-tunls at the controlled intersection in front of Target. To show that we <br />did not take this concei7l lightly, we hired well-qualified Traffic Engineers to study the traffic issues related to <br />our redevelopment project. Our study showed less that 1% (.755 of 1%) of the cars making U-tunls at the <br />controlled intersection in fi-ont of Target have to stop or baek up to make the turn. This is an insignificant <br />affect and should not require us to change our access or egress to and from the property. <br />We cannot aaree to close this exit, as this action will put us in default of all of our Anchor Tenant Leases. That <br />�o��ditio�� will p�'eve�lt us fco��� bt'i►Igi»g D'Amico & Sons to Roseville, as well as, proceeding with all these <br />great improvements to our property.
