-. --.
rage ot s
handle drainage.
Unfortunately, the drainage issue at the east end of the mall between Belmont Lane and Eldridge
has never been addressed. At least once each summer, during heavy rain, the runoff from the
Har Mar parking lot runs off and floods the east end of the lot (cars parked along the buffer fence
are in water to their door handles). The water also flows under the fence in the buffer zone and
floods Pascal Street between Eldridge Ave. and Belmont Lane and into our front yard. Any cars
parked outside of our home would be flooded (It happened once!). If the opportunity arises
during renovations at Har Mar Mall, a larger capacity drainage system and/or a rein garden woulc
help to ease the flooding.
Of course, we are anxious to see Har Mar Mail as a thriving, successful mall. As next door
neighbors, however, we want to make sure that any renovation is carried out under the watchful
eye of the city and with the best interests of the residents in mind.
During past renovations (most recently when the Home Goods store went in), construction was
carried out during the night. While mst of the construction was inside, doors were often left
open. Noisy power tools were used and refuse was noisily loaded into dumpsters. Despite our
complaints to mall management and security, night-time renovation continued for weeks. Please
make sure that any renovation in the near future will be allowed only in daytime hours.
We will be watching area newspapers for further details on Har Mar's plans but would also
appreciate a"heads-up" from you on any further development pians. We have quite an extensive
file on Har Mar Mall from the years when Cub was planning iYs entry into the Mall. If you need
any other background information, please let us know.
Sincerely,
ndyRidge
b
Roseviile, MN 55113

Star Tribune article below:
This article from StarTribune.com has been sent to you by Cindy.
'Please note, the sender's identity has not been verified.
The full article, with any associated images and links can be viewed here.
Retail matron Har Mar Mall is headed for a makeover
Susan Feyder, Star Tribune
Work is set to begin next week on an ambitious plan by the new owners of the Har Mar Mall to
redevelop and find new tenants for the Roseville retail center.
Richard Coles, a vice president for Emmes & Co., said this week that his New York-based real
estate investment firm believes Har Mar is "an underperforming asset." Emmes acquired Har Mar in
February from Centro Properties Group, an Australian firm.
"IYs a shopping institution in lhe Minneapolis-St. Paul area, and we think i[ has a lot of potential,"
Coles said.
Har Mar was built in the early 1960s, deriving its name from the original owners, Harold and Marie
Slawik.
It has been expanded and renovated but still retains the look of an enclosed strip mall. In the last
several years it has attraded some new major tenants, including Barnes & Noble and Buffalo Wild
Wings.
about:blank 7/31/2007
