1 <br />2 <br />3 <br />4 <br />5 <br />6 <br />7 <br />8 <br />9 <br />10 <br />11 <br />12 <br />13 <br />14 <br />15 <br />16 <br />17 <br />18 <br />19 <br />20 <br />21 <br />22 <br />23 <br />24 <br />25 <br />26 <br />27 <br />28 <br />29 <br />30 <br />31 <br />32 <br />33 <br />34 <br />35 <br />36 <br />37 <br />38 <br />39 <br />40 <br />41 <br />• <br />• <br />Attachment E <br />PLANNING FILE 07-029 <br />Request by Jerrold Zack for a CONDITIONAL USE PERMIT to allow an <br />accessory structure that is larger than the City Code permits outright on the <br />residential property at 2127 Cohansey Boulevard. <br />Chair Bakeman opened the Public Hearing for Planning File 07-029. <br />Associate Planner Bryan Lloyd reviewed the request of the applicant to construct a <br />960-square foot detached garage, requiring a CONDITIOANL USE PERMIT for an <br />accessory structure of this size. <br />Staff recommended APPROVAL of the request for a CONDITIONAL USE PERMIT to <br />allow construction of the proposed accessory building; based on comments and <br />findings of Sections 5 and 6, and subject to conditions detailed in Section 7 of the <br />project report dated July 11, 2007. <br />Applicant, Jerrold Zack, 2127 Cohansey Boulevard <br />Mr. Zack advised that, as per the staff report, the detached accessory building would <br />comply with the six foot (6') easement; and the applicant confirmed with Chair <br />Bakeman that he was in agreement with all conditions outlined in the staff report. <br />Chair Bakeman closed the Public Hearing, with no one appearing for or against. <br />Discussion included public comment fielded by staff, with staff confirming that they <br />were neutral comments; and whether this lot would be large enough to split and <br />become a flag lot; and constraints of impervious surface coverage restrictions for the <br />lot. <br />MOTION <br />Member poherty moved, seconded by Member Gasongo to RECOMMEND <br />APPROVAL of a CONDITIONAL USE PERMIT for Jerrold Zack, 2127 Cohansey <br />Boulevard, to allow construction of the proposed 960 square foot accessory <br />structure; based on comments and findings of Sections 5 and 6, and subject to <br />conditions detailed in Section 7 of the project report dated July 11, 2007. <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br />Chair Bakeman noted that the case would be heard at the City Council meeting <br />scheduled for Monday, July 23, 2007. <br />
