<br />1.1 Christine & Kris Rehnberg seek approval of a 1,145 sq. ft. VARIANCE to Section
<br />1004.01 A6 of the Roseville Ciry Code to allow the construction of a new 24 foot by 28
<br />foot (672 sq. ft.) detached accessory structure (garage) and expanded driveway. The total
<br />impervious coverage being sought is an increase of 14% from an allowable 2,412 sq. ft.

<br />4.0 REVIEW of REQUEST:
<br />4.1 The Rehnbergs have submitted a proposal to replace their existing 308 sq. ft. single stall
<br />detached accessory structure (garage) with a two stall structure that is 672 syuare feet in
<br />size, generally in the same location.
<br />42 Section 1004.OIA5 (Overall Area) limits residentia] properties to a maximum impervious
<br />coverage of' 30% of the lot size.
<br />43 The proposal by the Kehnbergs seeks allowance of an increase in the pazcels overall
<br />impervious coverage from an allowable 2,412 sq. ft. to a proposed 3,557 sq. ft.
<br />5.0 STAFF COMMENTS/FINDINGS:
<br />S.l The original structure (house) was built in 1952 and lies on a rectangular parcel that is 60
<br />feet wide and 134 feet deep or 8,040 square feet. City records are unclear when the
<br />original detached garage was constructed.
<br />52 The Rehnbergs share their driveway with the neighbor to the west, 1322 Shryer Avenue,
<br />which creates limited options to redesign the existing driveway in an attempt to reduce
<br />impervious coverage. Both parcels, as well as the neighbor to the east, 1312 Shryer
<br />Avenue, have long driveways with the detached garage in the rear of the parcel.
<br />53 Section 1004.01 AS (Maximum "Cotal Surface Area) states: "Including detached accessory
<br />structures, principal structures, pavement surfaces (asphalt, concrete and/or brick, stone
<br />or other paver), the total impervious surface on a resident lot or parcel shall not exceed
<br />30% the total lot or parcel size".
<br />5.4 The existing principal structurc (home) is set back an estimated 32 feet from the front
<br />property line adjacent to Shryer Avenue and the former detached accessory structure was
<br />located approximately 83 feet from the front property linc.
<br />5.5 The pazcel is 8,040 square fcet in size affording 2,412 square feet of impervious
<br />coverage. CurrenUy the parcel includes an estimated 2,185 sq. ft. of impervious coverage
<br />or 227 sq. f t. remaining under the maximum allowance. If the fortner garage was
<br />included (recently removed) the total impervious coverage would have lxen 2,493 sq. ft.
<br />of 81 sq. ft. over the ma�cimum allowed by code. The proposal to consvuct a 672 sq. ft.
<br />structure,th�t replaces tbe former 308 sy. ft. structure would bring the total impervious
<br />coverage to 2,857 sq. R. or 35.5%.
