� <br />� <br />August 2°d, 2008 <br />Narrative far Setback Permit Application on 2034 Cleveland Ave N. <br />Below are the Criteria for Approval from the application, each individually addressed. <br />a. One car garage or less is located on the site; <br />No. A 2 car garage exists currently. <br />b. The proposed project improves the design or livability of the structure; <br />Yes. The floor plan is significantly improved on both floors and the above ground square <br />footage is increased by approximately 20%. <br />c. The proposed project improves the terrain or a drainage issue; <br />Yes. The original foundation leaks, which prevents me from fir.ishing it. <br />d. The original reason or need for the setback permit was not created by the current owner; <br />No. I built the house using the existing foundation, which was too small. <br />e. The existing improvements along with proposed improvements retain a minimum of 70% <br />of the pervious surface and green space of the lot (75% on a lakefront property); <br />Yes. With the 161 Square foot addition, and accounting for the patio, front porch, garage, <br />and driveway, the pervious surface is approximately 20.3% of the 18,209 Sq ft lot. <br />f. The proposed project creates no other setback or variance conditions; <br />Yes. This is the only condition I am aware of. <br />g. The proposed project improves the aesthetics, covered storage, or functional use of the <br />site; <br />Yes. The look of the house is improved, and the new crawl space increases storage. <br />h. The proposed project uses the same exterior structure materials and colors as the principal <br />structure and accessories; <br />Yes. The addition will be covered in the same vinyl siding as the rest of the house. <br />i. The final building mass is consistent with that on contiguous properties; <br />Unknown. The house style is different to the neighbors and their sq ft is unknown. <br />j. The building or driveway expansion/addition does not place more vehicles adjacent to <br />living quarter first floor bedrooms of adjacent homeowners; <br />Yes. The addition does not affect parking. <br />k. The drainage and roof gutters guide water away from the structure and adjacent structures; <br />and <br />Yes. The house is on a slope towards the street (Skillman) with gutters installed. <br />l. The roof is properly proportioned to, and integrated with, the roof of the principal structure <br />(dwelling) on the property. <br />Yes. The roof will line up as uniformly as possible. <br />
