-� --� <br />Plan Details <br />The plan is based upon measurements from the curb to the house. The lot diagram <br />includes the 12 feet on each side for the roads and sidewalks, due to the lack of data on the <br />exact number where the setback begins. It is represented as the hand drawn dotted lines. The <br />addition will be roughly 7 feet by 23 feet, as shown on the diagram, and based upon an <br />estimated 12 feet owned by the city, starting at the curb, this gives a setback of roughly 27-28 <br />feet. All measurements are approximate and do not take into account elevation changes, as <br />this was measured by hand with a tape measure. <br />47'3" = Distance from house to Skillman Ave <br />45'4" = Distance to closest point on house, 4'x 2' bumpout with full foundation <br />40'3" = Distance remaining to curb including addition <br />73'2" = Distance to Cleveland Ave from front porch <br />Comparable houses <br />The typical newly built 2 story houses in the area have an average above ground <br />square footage of 2,000 — 2,400 Sq Ft. This addition puts 2034 Cleveland at approximately <br />1,976 sq ft and makes it comparable in size to any of those houses. The application would be the same for the 12 criteria <br />with the setback still being at least 24 feet, as necessary, and the square footage would be <br />more comparable to the homes listed above for square footage. <br />In reality, I would like this addition to be as large as allowed by the setback permit.
