�., �. <br />approved, shall be designed or constructed as not to constitute a nuisance <br />or offensive effect on other lots. Mailboxes shall be uniform and shall be <br />approved by the Association. No boat, boat trailer, house trailer, <br />recreational or other vehicle shall be s[ored or be permitted to remain on <br />any of the residential fots unless the same is stored or placed in the <br />gazage or fully enclosed space except for temporary srorage for a period <br />not to exceed ten consecutive days in duration, with such temporary <br />occurrences not existing more [han two times in any one calendar year. <br />Other than temporary vehicle storage, no outside storage of any items or <br />materials shall be permitted without the written consent of the <br />Association. <br />B. Ex erior. Any and all changes to the exterior surface of any home (i.e. <br />changes to the wood, brick, stucco, or a combination of those materials) <br />shall not be made unless a prior approval in writing is obtained from the <br />Association. <br />.� ,/ � C. Plans. No fences, building or other structure shall be constructed, <br />�0; erected, or maintained, nor shall any addition ro, change, or alteration to <br />� the structures be made, until plans and specifications, including color <br />scheme and grading plan, or other information satisfactory to the <br />Association shall be submitted to and approved in writing by the <br />Association. In so passing on such plans, specifications, and other <br />requirements, the Association may take into consideration the suitabiliry <br />of the proposed building or o[her structure and Ihe materials of which it <br />is to be built, to the site to which it is proposed to erect the same, the <br />harmony of such structure with the surroundings, and the effect of the <br />building or other structure as planned on the oudook from adjacent or <br />neighboring properry. <br />3. Common Area. Lot 8, Owasso Ridge Addition, shall be designated common <br />area and shall be conveyed by Stoney River Development Corporation, a <br />Minnesota corporation to the Owasso Ridge Homeowners Association, Inc. <br />The common area shail be owned by the Association for the common benefit of <br />Owner's and Occupants of Owasso Ridge Addition, subject to any reasonable <br />rules and regulations adopted by the Association. <br />4. Term; Amendment. All condi[ions, covenants, and restrictions set forth in this <br />Dec(aration shall continue and be binding upon the parties and their successors <br />and assigns for a period of forty (40) years from the date of this Declaration. <br />Provided, however, the Owners of five of the seven lots may, at any time, <br />amend this Declaration or release all of the lots restricted from any one or more <br />of their restrictions, covenants, and conditions herein. <br />2 <br />
