� ^ <br />9.2 Uses - Permitted. The pertnit[ed usc of propeRy within [he PUD shall be limited to [he <br />development of the site into seven single-family residential homes on seven separate and <br />recorded lots of record and common area. Each lot's development shall be restricted to the <br />dimensions specified in the site developmenVlandscape plan, building elevations, and <br />supporting documents submitted by the DEVELOPER. Where not superseded by more <br />restrictive reyuirements of this PUD, the standards of the underlying R-1 (Single Family <br />Residence) zoning district shall apply, as stated in Chapter 1004.02 of the Roseville City Code. <br />9.3 Building Setbacks. The minimum setback for each structure shall be as follows Exhibit B): <br />Front Yard: A minimum principal structure setback of 5 feet from the front lot line specific lot <br />line or a minimum setback of 27 feet from the street right-of-way line. <br />Rear Yard: A minimum principal struc[ure setback of 5 feet from the rear lot line or a <br />minimum setback of 30 feet from the propeRy boundary line. <br />Side Yard — Street (Iona Lane): A minimum principal structure setback of Se feet from the <br />south side corner lot line of Lots 1 and 7, Owasso Ridge, or a minimum setback of 30 feet from <br />the south property boundary/Iona I.ane right-of-way line. <br />Side Yard — Interior: A minimum principal structure setback of 10 feet from any interior lot <br />line or no less Ihan 20 feet bctween structures. <br />Decks, Porches, and/or Patios: A minimum setback of 30 feet from the reaz(north, west and <br />east) boundary line. <br />9.4 Building Height and Design. Each single-family residence must be a one-story design and shall <br />be limited to a maximum height 30 fee[. Each singte-family structure shall be consistent in <br />style, proportion, massing, and ma[erials (Exhibit F). <br />9.5 Building Muteriuls. Exterior building materials shall include asphalt shingles on the roof and a <br />mixture of brick, culmred stone, stucco or similar product, and hazdi plank (or similar) lap <br />siding. The soffit and fascia shall be aluminum and each home must be ou[fitted with gutters <br />and downspouts to properly remove and direct roof drainage. The color scheme for the <br />building shall be reviewed and approved by the Community Development Director prior to <br />issuance of any building permits (Exhibit F). <br />9.6 Mitigation of Impnct on Adjacent Residential Uses. All air conditioning units shall be located <br />along a north or south facing building wall and shall be screened from adjacent property owner <br />view. In the case of L.ots 1 and 7, the air conditioning units must be located on the north side of <br />each structure. For the purpose of Ihis PUD screening shall consist of a decorative wood or <br />masonry fence or a mixture of deciduous and coniferous shrubs. Outdoor or exterior storage of <br />any material, for any duration, and the installation of a shed, is prohibited form all lots and <br />common azea (ou[lot). <br />
