Attachment I <br />4. Licensee Covenants. <br />a. Licensee agrees to use the Prentises only during the term and for the use <br />stated in this License. <br />b. Licensee agrees to conform to all city ordinances and other orders, <br />regulations and requirements of any regulatory authoriry applicable to <br />Licensee's use of the Premises. <br />c. Licensee agrees ro keep the Premises free ofall trash and other debris. <br />5. Licensee Indemnification. <br />a. Licensee agrees to defend, indemnify, and hold harmless the Licensor, its <br />officers, employees and agents from any liability, claims, causes of action, <br />judgments, damages, losses, costs, or expenses, including reasonable <br />attorney fees, resulting directly or indirectfy from any act or omission of <br />Liceusee, its subcontractors, anyone directly or indirectly employed by <br />Liceusee, and/or anyone for whose acts and/or omissions Licensee may be <br />liable in the performance of this License, and against alI loss by reason of <br />the failure of Licensee to perform fully, in any respect, all obligations <br />under this License, 1nd any and all loss by reason of damage to the <br />Premises or other parts of the Parking Lot resulting from Licensee's use of <br />the Premises. <br />6. Assignment. Licensee may not assign or trinsfer this License or any interest <br />therein. <br />Revocation Rights. Licensor, may at any time, revoke this License if <br />Licensee shal[ fail to pay the license fee wl�en due, fail to keep any term or <br />condition of this License, or shall neglect or fail ro keep, observe and perform <br />any of the rules and regulations fi�om time to Yime adopted and promulgated <br />by Licensor, and such failure shall continue for Ten (10) days after written <br />notice thereoFto Licensee. Licensor, may at any time, revoke this License if <br />the lease between Ramsey Counry and FJR & RJR Investments, LLC, for <br />space in the Twin Lakes III building, located at 2680 Arthur Street, Roseville, <br />MN SS ll 3, expires or is terminated. <br />Terms and Restrictions For Use of the Premises. <br />a. Licensor or its authorized agents may, witliout liability on its part, at any <br />time upon reasonable written notice to Licensee except in an emergency <br />when no notice shall be required, enter Licensee's (and Licensee's agents' <br />employees', guests', customers', and invitees') vehicles and move such <br />vehicles in the case of fire or otl�er casualty on the Parking Parcei. <br />b.
