Denial of a CUP for screened storage <br />will result in the proposed use and occupancy of the building not moving ahead, <br />which will likely result in continued decline of market value for the subject <br />property as well as contiguous properties. <br />5. Impact of the proposed use on the public health, safety, and general welfare. <br />The screened storage uses proposed are consistent with contiguous properties and <br />will have no impact on public roadways or infrastructure. The subject property is <br />located in an area zoned and guided for industrial uses, including screened <br />storage. The proposed screened storage will have no impact on public health, <br />safety, and general welfare. <br />6. Compatibility of the proposed use with the City's comprehensive plan. <br />The subject property is located in an area guided industrial. The screened storage <br />as proposed is consistent with this land use. <br />
