Written nanative: <br />Complete Building Maintenance has entered into a purchase agreement with Jacob <br />Holdings to purchase property located at 2931 Partridge Road in the City of Roseville. <br />This site has historically been used for automotive related activities including outdoor <br />storage of motor vehicles. During the buyers due diligence process it became known that <br />a Conditional Use Permit (CUP) for Screened Storage is required, but such a permit had <br />not been issued by the City of Roseville. The purpose of this application is to secure a <br />CUP for Screened Storage of the uses allowed and as permitted by section 1007.03 (B) <br />(1) and (2) of the Ciry of Roseville Zoning Ordinance. <br />The following are responses to the City's evaluation criteria for approving a CUP. <br />I. Impact of the proposed use on traffic. <br />The proposed uses will have no impact on local or regional traffic. Existing local <br />and regional roadways are of sufficient design to accommodate the screened <br />storage use proposed. <br />2. Impact of the proposed use on parks, streets, and other public facilities. <br />The proposed uses will have no impact on the local park system. Local streets <br />and public facilities are sufficiently designed and built to accommodate the <br />screened storage use proposed. <br />3. Compatibility of the proposed site plan, internal traffic circulation, landscaping, <br />and structures with contiguous properties. <br />Adjacent properties consist of industrial, truck, automotive, and utility power <br />lines, and existing outdoor storage to the north, south, and east of the subject <br />
