u <br />� <br />• Ground equipment necessary for the operation of the Site would be located on a 7' x 12' <br />raised platform located at the base of the monopole. <br />• T'he monopole and ground equipment would be located within a 14' x 25'-6" fenced area. <br />The proposed fencing would be chain link — eight feet (8') in height with three-strand barbed <br />wire on the top. <br />ZONING CODE SECTION 1014A1 COMPLIANCE <br />As required by section 7(e) of the CUF Application, the following address the items eontained <br />within section 1014.01 of the Zoning Code: <br />1) Imnact o the proposed use on tra ic <br />The proposed use will have no impact on tra.ffic within the vicinity of the subject property. Once <br />constructed, T-Mobile technicians will only visit the site approximately one (1) time per month <br />for routine maintenance. Emergency visits will be on an as-needed basis. <br />2) Imnact o the proposed use on parks, streets, and other public facilities <br />The proposed use will have no significant impact on pazks, streets or other public facilities. <br />Parks will not be impacted in any way; streets will only be impacted to the extent described in <br />item (1) above; and, like pazks, public facilities will not be impacted in any way. Further, the use <br />requires no unusual power or telco facilities and would have no impact on any City facilities, <br />utilities or services. <br />3) Compatibilitv ofthe Droposed site nlan, internal tra�c circulation. IandscaDin and <br />structures with contiQUOUS pronerties <br />The proposed site plan was developed in consultation with the property owner and took into <br />consideration traffic patterns on the subject property. The location selected met the needs of the <br />applicant and the property owner and capitalizes on some existing natural vegetative cover on the <br />north side ofthe property. Impacts to surrounding properties are minimal to non-existent due to <br />the size of the parcels in the general vicinity. <br />4) Impact ofthe proposed use on the market value oicontiguous properties <br />All contiguous properties are zoned Industrial and should suffer no negative impacts to their <br />market values ariributable to the proposed use. <br />5) Impact o the proposed use on the public health, sa�ty, and general welfare <br />No impacts on the public health, safety or general welfare are expected. The project will be <br />developed using industry-best standards and witl be subject to adopted Uniform Building Code <br />
