Rd. B. <br />The PUD Amendment application involves a key component to tl�e revitalization <br />of Harinar, an upgrade of the site's perimeter by the replacement of the <br />dilapidated outlot building with a new building/tenant. Approval of the PUD <br />amendment will clear the way for tinalizing agreements with eager tenants. <br />Outlots: <br />The new Outlot 82 building tenant is anticipated to be a national, full-service <br />restaurant. It replaces the existing vacant restaurant building. <br />Traffic: <br />A traffic study is currently underway which will take into account the planned <br />MNDOT turn lanes on Snelling and compare the traffic generated by pre��ious <br />ancho►• tenants with tlle tral�fiic generated by anticipated allchoc tenants. <br />Parkin;�: <br />Altl�ough the main buildin� envelope is not anticipated to change, re-tenanting of <br />the anchor locations may convert some existing circulation area to leasable area. <br />It is the owner's intent to maintain an overall parking factor for the entire mall of <br />5:1000 or greater (currently 433.730 sf with 2,152 stalls and a parking factor of <br />4.96:1000). <br />Survey,: <br />Previously surveys ior tlle Har Mar propei-ty wei•e a collection of hand-drawn and <br />electronically drawn (CAD) pieces. A new survey of the property has been <br />completed and is now on CAD. The new suevey is included with this submittal. <br />Floor Area Ratio Information: <br />The existing floor area ratio for the site is as follows. <br />Net site area- 1,820,911 sf <br />GLA- 433,730 sf <br />F/A Ratio- 23.82% <br />Proposed floor area ratio. <br />Net site area- 1,820,911 sf <br />GLA- 435,069 sf <br />r/A Ratio- 23.89% <br />Site Gradin�, Draina�e, Stormwater Management and Erosion Control: <br />It is the owner's intent that all City of Roseville site requirements and Rice Creek <br />Watct•shed District requirements be met or surpassed. <br />sor� <br />
