� <br />�2 6.0 LAND USE/COMPREHENSIVE PLAN: <br />• <br />�� 6.1 The City of Roseville's Comprehensive Plan currently designates the subject area as "BP- <br />-a Business Park." Furthermore, the Minnesota Court of Appeals' August 10, 2006 ruling <br />, � concluded that the City further amended the Comprehensive Plan to reflect the Twin Lakes <br />�� Business Park Master Plan (attached as Exhibit A) in 2001. It is defined as a geographically identifiable area which <br />contains an architecturally consistent mix of office, office-laboratory, office-showroom- <br />warehousing, biotechnical, biomedical, high-tech software and hardware production uses with <br />support services such as limited retail, health, fitness, lodging and multifamily housing. The <br />Business Park has well planned roads, utilities, ponding and communication systems. <br />Parce[s within a Busiizess Park have access to an internal parkway and/or external County <br />minor arterials as well as access to the Interstate Highway System. Emphasis is placed on <br />creating a unique, safe and high-qualiry work and play environment by installatiort of <br />extraordinary, architecturally distinct buildings, transit and transportation services, site <br />planning, environmenta[ly sensitive landscaping, parks, trail.s and lighting." Source: Adopted <br />Twin Lakes Master Plan (June 2001), Page 1. <br />7.0 ZONING/PLANNED UNIT DEVELOPMENT: <br />7.1 The GENERAL CONCEPT PLANNED UNIT DEVELOPMENT is a process by which a redevelopment <br />proposal is formally presented at a public hearing to the Planning Commission for consideration <br />and recommendation. A PLA�1IVED UNIT DEVELOPMENT is a zoning district that may include <br />single or mixed uses and comprise one or more lots or parcels.
