The impacts are then mitigated within the requirements a Planned <br />Unit Development as defined in Section 1008. All parcels shall have well planned roads, <br />utilities, ponding and communication systems. Parcels witliin a"Mr.Yed Use Business Park" <br />shall have access to an internal parkway and/or external Counry roads as well as convenient <br />access to the Interstate Highway System. The subject parcel <br />also lies adjacent to the west side of Langton Lake Park. <br />8.2 The main component of the redevelopment proposal calls for 2 connected office buildings to be <br />constructed near an improved Mount Ridge Road and the future Twin Lakes Parkway. Each <br />building will be 6 stories in height and approximately 240,000 sq. ft. in size. A surface parking <br />lot, storm water management pond feature, and residual property from an adjacent parcel would <br />separate the office buildings from Twin Lakes Parkway. Their placement, especially the eastern <br />structure, takes advantage of the views of the adjacent park and lake. <br />8.3 Adjacent to both office buildings are parking structures. A 3-story, 530-space structure would <br />be located east of the eastern office building and adjacent to the future Twin Lakes Parkway, <br />while a 4-story parking structure is proposed north of the western office building and adjacent <br />the future Mount Ridge Road. <br />8.4 A single-story office/laboratory is proposed north of the 4-story parking structure adjacent to <br />Mount Ridge Road, west of Langton Lake Park, and south of County Road C2. <br />Page 4 of 13 <br />
