The McGough PIK site meets the
following Design Principles:
Checklist 1- Land Use Patterns
Checklist Item Yes No Further
Anal sis
1-Mixed Use X
2-Connection to Public S aces X
3-Commercia] Visibili X
4-Transition and Connectivi X
5-Gatewa s X
6-Centers, Urban to Rural, Public to Private X
7-Small Blocks X
8-Limited Suburban Commercial X
9-Dis ersed Parkin X
The Mixed Use element of Checklist 1 is met as part of the overall redevelopment of Twin Lakes. A
transition between the anticipated CSM redevelopment and the McGough offices is needed to meet the
Centers, Urban to Rural, Public to Private criteria. Small Blocks are not a condition of the PIK site,
however, the overall Twin Lakes area has a linear street system with the potential for small blocks to be
achieved in conjunction with the overall development. Limited Suburban Commercial is met with the
Offices: Du9uth • Harn Lcke • Hibbing .
