Ridge Road, Prior Ave roundabout. <br />Actual right- of- way needs will depend on concept drawings for the Twin Lakes internal road system. <br />• It is unclear from the site plan how the proposed Twin Lakes Parkway sidewalk runs along the mapped <br />right- of- way for Twin Lakes Parkway <br />• Public cul-de-sacs must have a turn around of at least 100 feet in diameter and cannot be longer than 500 <br />feet. <br />• The connection between Mt. Ridge Road and Prior should be a public street, designed to public street <br />standards including a 60 foot wide right- of- way. <br />• Ponding should accommodate hard surface from the public street. Utility easements shall be granted on <br />the plat to accommodate connection to the existing Arthur street pond and Langton Lake. <br />• Sanitary sewer and watermain must be designed to serve the site. . <br />• Contributions for AUAR recommended traffic mitigation measures should be consistent with the Twin lakes <br />Business Park cost allocation study. <br />• Full access for lona lane does not meet access spacing guidelines. lona Lane will be a right- in/ right-out. <br />The cost to construct lona Lane shall be a developer cost. <br />• A bicycle and pedestrian connection plan shall be approved by the City Engineer. <br />• Will the site be platted? <br />Rainbow foods <br />• The site plan should conform with the Larpenteur Ave Streetscape Framework manual. Fencing and <br />plantings consistent with the streetscape should be installed along the south edge of the parking lot. The <br />fencing should extend north along Fernwood to the first driveway. <br />• The project needs to meet Capitol Region Storm water requirements. <br />• The City would like to work with the developer on joint storm water improvements to address capacity issues <br />in the GottFried Pit subwatershed problem area. <br />• No structures may be located on existing easements. <br />• The existing water services shall be disconnected at the main. <br />• Existing streetscape elements shall be protected. <br />• Sidewalk connections shall be made from Fernwood and Larpeteneur Avenue. A bicycle and pedestrian <br />connection plan shall be approved by the City Engineer. <br />• Will the site be platted? <br />• Easements should be shown on the site plan. <br />• Right- of- way will need to be dedicated for Larpenteur Avenue and Fernwood street as needed.
