The lease negotiations resulted in lease terms that were <br />significantly better than any other lease in the program of seven offices. Our <br />responsibilities included not only build-out of the space but space design, <br />furniture budget, selection and installation as well as the installation of <br />sophisticated telecom and computer systems. This 40,000 square foot lease was <br />brought in exactly on time and within $5,000 of the scheduled budget even after <br />changes. <br />Various Projects. We have been retained by many growing companies to <br />analyse, design and implement leasehold improvements. In some cases we have <br />been futher asked to act as principal in order to complete a project. DataSource <br />Hagen retained us to locate lease space to meet its specific needs. When space <br />could not be found they contracted with us to design/build and lease back space <br />to them. Operational oversight of <br />corporate hotels, industrial real estate and miscellaneous investments. <br />Corporate hotels included a 200 room full service major downtown <br />hotel and a 260 room full service major international airport hotel. The Industrial <br />Portfolio consisted of approximately'/2 million square feet of industrial space <br />located around the Minneapolis market area.
