3/17/2006 <br />. The project resulted in a$20 Million dollar tenant improvement as well <br />as a complete exterior redesign and refit. <br />. Negotiated a multi-million dollar joint development agreement with <br />electric utility for standby power. <br />Providian Bank. John was asked to evaluate the real estate department of a <br />growing service bank located in San Francisco, California. The bank was rapidly <br />expanding its credit card services business and needed additional call centers. <br />The company was growing at an incredible rate having been at approximately <br />1,200 employees upon contacting us and growing to over 8,000. John, acting as <br />an outsource real estate department, evaluated the current decision process and <br />gave corrective direction <br />OFFICE AND WAREHOUSE <br />Free Spirit Publishing. John through his company Cognoscente purchased a 100 <br />year old, 60,000 square foot warehouse for conversion into retail — restaurant <br />and office. All aspects of the project were directed including architectural, <br />engineering and historic restoration. After the principal tenants were secured the <br />property was sold. Cognoscente, John's company has been <br />retained by multiple companies to oversee the development process for the <br />construction of warehouse and manufacturing space. Recently complete projects <br />include two 60,000 square foot office/warehouse properties in Bloomington. We <br />added to our contribution by assisting in the leasing of the properties in advance <br />of construction. <br />HOUSING <br />Ballast Point Group, LeCesse Development Corporation, and Del America <br />Development have all contracted with Cognoscente for the development of <br />housing and mixed use housing projects. Collectively the three groups, in <br />combination with Cognoscente, proposed development of over 1,000 housing <br />units since 1999. The projects ranged in size from 150 units in 3 story mixed use <br />structures to a high rise structure with over 300 housing units, a hotel and <br />parking structure. Many of the projects were mixed use requiring additional <br />partners to augment the project. Cognoscente negotiated with and secured those <br />development partnerships with local companies and the national company <br />InterContinental Hotels. <br />OFFICE <br />Zentropy Partners. Cognoscente was retained by Inter-Public Group to negotiate <br />the lease of space for a new company it was creating. Because this new <br />company was not yet in existence we were required to secure the lease, analyze <br />and design the space to meet the companies intended use, and, after building <br />10 <br />
