3/17/2006 <br />restaurant will be gained from both the Twin Lakes Parkway side via a"check in <br />driveway" and from the automobile access side located adjacent to the surface <br />parking lot north of the building. <br />One hundred and seventy-five (175) parking spaces including seven <br />handicapped spaces are located north and east of the building and across Twin <br />Lakes Parkway. The remote parking spaces are within 200 feet of the hotel. With <br />the City's approval, these 30 remote parking spaces could be exchange for <br />spaces north of the site. <br />Three thousand one hundred and twenty (3,120) square feet is landscaped. This <br />landscaped area Includes one tree for every 150 square feet and one tree for <br />each 50 foot of frontage. The attached Landscaped Plan describes the <br />landscaping in detail. <br />Except for the entrance canopy, the building setbacks are 30 feet on the fronts <br />(Twin Lakes Parkway and Cleveland Ave.). Because, in the spirit of the City's <br />Master Plan, joint parking is planned with the land use north of the site, The <br />parking lot is not set back at the rear. All drive isles are setback at least 15 feet. <br />All setback areas are landscaped. <br />Although the attached plans, except for the entrance canopy, meet or exceeds all <br />of the City standards for the B-6 zone, we would welcome the opportunity with <br />the City's concurrence to blend the parking, drainage and landscaping into the <br />proposed development north of the site. <br />Zoning Ordinance and Application Criteria for Rezoning and Concept <br />Planned Unit Development <br />Consistency with the Comprehensive Plan: <br />The Comprehensive Plan shows this area as BP Business Park. This designation <br />allows hotel and restaurant land use. The City's Master Plan, as amended in <br />June 2005, shows this area as Mixed Service. Hotels and restaurants are an <br />allowed use in the Mixed Service area. The proposal is consistent with the <br />Comprehensive Plan and with the City's Master Plan. <br />Changed Circumstances: <br />In 2001, the City Council designated the site as Office Multi Story in the City's <br />Master Plan. In 2003, the City Council designated this site as Planned Business <br />Park on the Comprehensive Plan. In 2005, the City Council amended the Master <br />Plan to designate this site as Service Mix. The Council is in the process of <br />rezoning the site from I-2 General Industrial to B-6 Planned Business Park. The <br />actions of the City Council have changed the circumstances making this property <br />a prime location for the hotel/ restaurant use being proposed here. <br />Compatibility with surrounding uses: <br />�7 <br />
