3/17/2006 <br />property owner of this site did not agree to re-plat or agree to the PUD <br />agreement. Because the rezoning has not become affective, we are <br />submitting an application to rezoning the site from I-2 General Industrial to <br />B-6 Business Park and we have submitted and application for a PUD to <br />allow a Hotel and restaurant on the site in conformance with the City's <br />Master Plan and Comprehensive Plan. <br />7. Planned Unit Development: Also in the Summer of 2005, the City Council <br />approved a Planned Unit Development and Preliminary PIat2 to use the <br />site for a two story, 19,500 square foot Restaurant/ Retail/ Office with both <br />surface and underground parking. <br />The PUD was approved by the City Council with City Staff knowledge that <br />the property owner had enter into a purchase agreement to sell the <br />property for the purpose of building hotel on the property. The PUD has <br />not become affective because of the conditions in the City Council June <br />20, 2005 ordinance. For this reason we are not asking to amend the <br />existing PUD that has not become affective but are submitting a PUD <br />application for only this site. <br />Existing conditions: <br />The 2.581-acre site is used for parking and storage at this time. The property is <br />relatively flat. Easements for public road exist on the east end of the property. <br />Proposed Twin Lakes Parkway: The alignment of the new Twin Lakes Parkway <br />cuts diagonally across this property taking about .61 acres of this 2.581-acre site. <br />In addition, there is a remnant part of the site left southeast of the proposed Twin <br />Lakes Parkway. This proposed Parkway design provides a 90 feet wide R-O-W <br />through most of the site. The Parkway flairs near Cleveland Ave. to allow left and <br />right turning lanes. A sidewalk is proposed for both sides of the Parkway. <br />Access to our site and the property north of our site is gained by a drive on our <br />site's eastern side. This drive is in the same location as in the previous approved <br />PUD. <br />Proposal: <br />The rezoning application and PUD Concept Plan application are for building a <br />143-room hotel with a 1,200 square foot restaurant. The hotel is sited to <br />accomplish the same urban Twin Lakes Parkway feel that is planned for the <br />current PUD office/retail/ restaurant design and to conform to the street pattern in <br />the current PUD and in the City's Master Plan. <br />The hotel will be a major brand, yet to be determined, and will feature a <br />restaurant, fitness center, a large lobby and rooms including suites arrange in a 4 <br />story building (elevations attached) Pedestrian and lobby access to the hotel and <br />z The PUD and Preliminary Plat was approved without the property owners concurrence. <br />C! <br />
