5.11 Further, typical planned unit developments are tied to specific development plans. This
<br />project it is a pre-existing site previously approved by the City (similar situation to that of
<br />Minnesota Industrial Ventures at 2770 — 2812 Fairview Avenue). In situations like this,
<br />the Planning Division relies on previous approval documents and site surveys.
<br />5.12 The City Planner has reviewed the use chart in Section 1005.016 of the Roseville City
<br />Code and concluded the following:
<br />a. COMPATIBLE PERMITTED USES:
<br />Antiques/handicrafts/gifts, art/art supply, auto rental/leasing (office only),
<br />bakeries, bank/financial institution, barber, beauty parlor, bike sales/repair,
<br />book/stationary, business school, camera, candy, carpet/flooring, china/glassware,
<br />club/lodge, cultural institution, dairy product, drug, dry cleaning, employment
<br />agency, florist, frozen food/locker, furniture, hardware, grocery, interiar
<br />decorating, jewelry, laboratories/medical/dental research, laundromat, leather
<br />goods, lighting, linen/draperies, liquor off-sale, loan office, locksmith,
<br />masseurs/massage, meat market, medical/dental/optometrist/chiropractic, music
<br />instrument sales/repair, office supply, office business/professional,
<br />paint/wallpaper, photocopying (Insty-Prints/Kinko's), photography, picture
<br />framing, private cultural institutions, public uses, restaurants — Class I, II, III, IV,
<br />VI, retail sales, school of music/dance, sewing machine sales/service, shoe,
<br />sporting goods, television, theater, tobacco, toy, travel agency.
<br />b. COMPATIBLE CONDITIONAL USES:
<br />Convenience store, daycare center, fuel sales, health fitness club, pet and pet
<br />supply store, fast food — drive through, and veterinary clinic.
<br />c. INCOMPATIBLE PERMITTED/CONDITIONAL USES:
<br />Amusement establishment, auto parts store, auto rental/leasing (used vehicle
<br />sales), auto service convenience and fuel, bingo hall, boat showroom, bowling
<br />alley, camper trailer sales, commercial auto wash, dog or animal kennel, garden
<br />supply/feed store, hotel/motel, mortuaries, outdoor display/storage, pool hall,
<br />restaurant Class V, service station, skating rink, snowmobile sales, swimming
<br />pool.
<br />5.13 Uses not listed (or those identified as incompatible) shall be prohibited — unless requested
<br />and approved as a future amendment to this PLANNED UNIT DEVELOPMENT
<br />AGREEMENT.
<br />5.14 The terms and conditions of this PLANNED L1NIT DEVELOPMENT AGREEMENT
<br />will be tied directly to the 1987 site plan approval and site survey. Additional future
<br />improvements will be regulated by the appropriate Code sections such as 1005, Business
<br />Districts, 1009 Sign Regulations, and 1010, Design Standards.
