K. Building permit and sign permit submittals shall be consistent with the plan set <br />dated May 30, 2006 and shall be reviewed and approved by the City Planner prior <br />to the issuance of a permit. <br />L. The CONDITIONAL USE PERMIT shall expire within six months after the <br />approval date (November 19, 2006) unless the applicant has been granted a <br />building permit. <br />10.0 PLANNING COMMISSION ACTION: <br />10.1 On June 7, 2006, the Roseville Planning Commission held the public hearing regarding <br />the LA Fitness REZONING/CONDITIONAL USE PERMIT request. At the meeting no <br />citizens or adjacent property owners addressed the Commission. <br />10.2 The City Planner provided the Commission with a detailed review of the proposal and a <br />recommendation for them to consider. <br />10.3 The Commission did have a few questions of staff — mainly whether there should be a <br />condition regarding landscaping (yes). <br />10.4 The Planning Commission voted (7-0) to recommend APPROVAL of a REZONING <br />from I-1, Light Industrial District to B-2, Retail Business District, based on the findings <br />of Section 6 of the project report dated June 7, 2006 <br />10.5 The Planning Commission also voted (7-0) to recommend APPROVAL of a <br />CONDITIONAL USE PERMIT allowing the construction of a 55,000 sq. ft. fitness <br />center on the former Mastell Brothers Trucking parcel, 2420 Cleveland Avenue, based on <br />findings of Section 7 and the amended conditions of Section 9 of the project report dated <br />June 7, 2006. <br />10.0 SUGGESTED CITY COUNCIL ACTION: <br />10.6 ADOPT an ORDINANCE REZONING 2420 Cleveland Avenue from I-1, Light <br />Industrial District to B-2, Retail Business District, based on the findings of Section 6 of <br />the project report dated June 20, 2006 <br />10.7 ADOPT a RESOLUTION APPROVING a CONDITIONAL USE PERMIT allowing <br />the construction of a 55,000 sq. ft. fitness center on the former Mastell Brothers Trucking <br />parcel, 2420 Cleveland Avenue, based on findings of Section 7 and the conditions of <br />Section 9 of the project report dated June 20, 2006. <br />Prepared by: City Planner Thomas Paschke (651-792-7074) <br />Attachments: Location map, narrative, site plan, and aerial photo. <br />PF3758_RCA_062006.doc Page 7 of 7 <br />
